Condi is an app that turns a single phone walk-through into a complete inventory and schedule of condition for UK letting agents and room-level operators. THE PROBLEM When a deposit is disputed at check-out, the inventory is the only evidence that counts. Creating a comprehensive inventory report takes time and most reports end up with only a few lines per room, a handful of photos, whole surfaces recorded as "good" with nothing behind the word. When the tenant moves out six months later that isn't enough to settle an argument. WHAT IT DOES The clerk walks the property once with an iPhone. Condi captures the room, the items in it and the shape of the space, then drafts a description and a condition for every surface and item. WHAT YOU GET A full inventory and schedule of condition: room-by-room item tables, photographic evidence behind each entry, room-level defects logged with severity, surface and location, and a floor plan measured from the scan. It goes to the tenant to review and sign digitally, and signature, decline or silence past the deadline are all tracked. WHAT YOU NEED An iPhone Pro. No tripod, no 360 camera, no other hardware. WHERE IT'S USED Check-in, check-out and mid-tenancy inspections, for single lets, HMOs and room-by-room portfolios. Captures and reports are stored in the UK.
