Graceada Partners is the institutional real estate investment manager for the Inland West. Founded in 2008 and headquartered in Modesto, California, the firm was built on a straightforward conviction: capital-constrained markets generate higher returns without more risk. Institutional capital has been largely absent from the interior Western United States for structural reasons rather than fundamental ones, and that absence is where Graceada operates. The firm acquires and operates workforce housing and multi-tenant industrial assets across the I-5, I-15, and I-25 corridors, a $1.8 trillion market that remains among the least institutionalized in the country. Because most transactions fall below institutional minimums and few managers maintain operating infrastructure on the ground, assets are frequently mispriced relative to their fundamentals. Graceada is a vertically integrated operating business of 70 professionals that sources the majority of its investments off-market and acquires roughly one property for every twenty it evaluates. With more than 17 years of operating history and nearly $1 billion in assets under management, Graceada has invested through the global financial crisis, the pandemic, and the 2022 rate cycle, favoring durable value and cash flow over marked-up valuations. Its investors include leading U.S. institutions, among them one of the 25 largest public pension systems in the country.
