Great Expectations is a mission-driven real estate investment and operating company based in Seattle, focused on developing and acquiring high-quality, affordable, and workforce housing. We’re building the housing our communities need — quickly, efficiently, and without relying on the limited supply of Low Income Housing Tax Credits (LIHTC). By leveraging private capital and a vertically integrated operating model, we deliver real results in a housing market that demands speed, scale, and innovation. Our vision is to create a scalable, replicable model for delivering deeply affordable housing — one that other developers, investors, and cities can use to tackle the housing crisis head-on. We operate our own property management company, Arboreal Management, which gives us a direct connection to our residents and enables high-quality, tech-enabled operations that outperform the industry.
