Most hosts learn about their guests the moment they check in. By then, it is already too late. Safeguest was built on a different premise: know who is arriving before they arrive. The Arrival Briefing is a per-booking risk assessment — run for every reservation, free to hosts — that gives property managers the thing the platforms have never offered: useful information, in advance. Co-founded by Richie Robertson and Harry Birks-Nicola. Richie runs Tempstay, a 150-unit short-term rental operation in the UK — Safeguest was designed for his own portfolio before anyone else's. Harry spent years in the field signing up new properties, where one question kept derailing deals: how do you know who's staying in my home? He is also a host himself, with renovated properties in the market and a personal stake in getting the answer right. Between them: the operator who absorbed the losses, and the salesman who kept hitting the same objection. They built what neither could find. It launched in Q4 2025 and now protects almost 10,000 properties across the USA, Australia, and beyond. Dubai incorporated. Quietly global. Because Safeguest measures risk properly, it can stand behind its product with confidence. If guests pay a non-refundable damage fee; Safeguest accepts liability. The position is only tenable because the screening works. That sequence matters. The rest of the industry has found a more comfortable arrangement. Collect the fee. Don't accept the liability. When damage occurs, the host loses money, time, and goodwill. The platform has already collected its fees. It will not be losing sleep. Car insurance prices on the driver. Home insurance prices on the property. Damage protection for short-term rentals charges everyone the same — the retired couple and the stag party, the quiet midweek booking and the one that ends with a call to a specialist cleaning company. There is a reason for that. It just isn't the risk. Free for hosts.
