About Aii-Property
Aii Property is the exclusive distribution channel for UK transitional housing investments developed by Sire Group and operated by Myshon. The model is deliberately simple: you own a real residential property — freehold, in your own name — while Sire Group manages acquisition and refurbishment to specification, and Myshon manages occupancy, repairs, compliance and local-authority liaison through a directly-employed operating team. Income is sourced through the Department for Work & Pensions and passed through to you directly. It reflects the actual operating mechanics of the property, not a fixed promise from a single counterparty — which is precisely why the structure avoids the fragile guaranteed-rent language that has caused failures elsewhere in the sector. Rent is reviewed annually at CPI+1%, held on a 25-year management agreement, with a full 15-year rent schedule and Target Net Rent Yields in the region of 12–13% modelled for every listing.
